Privilege protection

Communications between AGF and CMG marked attorney-client privileged. Excluded from §718.111(12) records-request bundles unless privilege waived. AGF's case files in their own DMS · we mirror metadata only.

Spend tracking

Per-matter time entries from AGF. Per-association rollup feeds Portfolio P&L Legal line + Founder Dashboard. Boards see their association's legal spend in plain numbers.

Statutory clock alignment

Foreclosure answer dates, lien recording, NOI deadlines, FHA-RA decisions all integrate with system timers. Day-7 manager nudge, day-12 escalation to AGF lead.

Outcome capture

Closed matters tagged with disposition (paid · plan · written off · settlement · judgment · dismissed). Trend dashboard for boards, & for AGF strategy review at year-end.

Conflict screening

AGF screens conflicts before opening matters. CMG-managed-but-not-board-aligned situations (e.g., management contract dispute) flag automatically and get outside-of-AGF counsel.

AGF doesn't represent owners directly against the associations CMG manages. Owner-side litigation goes elsewhere — written conflict policy reviewed annually.

Quarterly strategy

Tizi + AGF partners meet quarterly. Trend review · process improvement · regulatory updates. Last meeting Mar 14 · next Jun 12.

Outside-counsel option

If a tip-line investigation involves AGF or CMG leadership, Whitestone PLLC (3-year-engaged outside firm) takes over. Independence preserved.

Insurance carrier coord

For tort matters (slip-and-fall · property damage), AGF coordinates with Sterling-placed carriers. Defense counsel sometimes carrier-appointed; AGF stays association-side.

Why this exists

Property management without integrated legal counsel is dangerous. We don't pretend to be lawyers — but we do pretend to be a competent client. AGF's case work is most effective when it integrates with the underlying management workflow rather than living in a parallel email thread. This module is that integration.
