Each new violation auto-drafts a courtesy notice using the right governing-doc citation per manual r2. Manager reviews + approves in ~30 sec each. Mailed via Page-per-Page.
Maintenance issues (sidewalk cracks, tree limbs, common-area damage) create work orders in Work Orders with photos pre-attached.
If a unit appears on 3+ walks for the same issue, the violation auto-escalates to formal notice → fine eligibility. L17 lawn case is on its 4th walk → VRC.
Each violation gets a cure deadline per governing docs. Owner receives 3-day-out reminder. Manager schedules a re-walk for the deadline date automatically.
Manager taps the prior violation pin · re-photographs the cured state · system auto-emails the owner confirming cure. Closes the violation in the tracker.
Every photo timestamped + GPS-stamped. Required for litigation defense (per Ops Manual: "Complete documentation is required for legal defensibility"). Stored in Drive per property.
