decision needed by May 23 · Sterling broker

Travelers proposes +10.5% portfolio-wide. Sterling is shopping 2 alts (Liberty Mutual · CHUBB) but won't have alt quotes for ~3 weeks. Need to decide whether to: (a) accept Travelers + pre-mail owners, (b) wait the 3 weeks and risk the renewal deadline, or (c) commit to a 2-carrier strategy starting with PT and CV only.

My lean: wait the 3 weeks; pre-mail PT + CV owners with the 10.5% scenario as the floor. Worst-case we accept Travelers; best-case we save 4-6%.

Three skills currently sit on Tizi alone: reserve study oversight, DBPR Form 71B + complaints, insurance broker negotiation. If she got hit by a bus, all three would lock up for 60-90 days.

Q2 plan: Patty pairs on Lakes 2027 SIRS RFP (target L3 by Sep). Melissa shadows PT 71B build (target L3 by Jul). Both attending May insurance cycle as observers. Goal: reduce SPOF count to 1 by end of Q3.

Watson Realty currently manages. Board has signaled strong dissatisfaction (slow communications, delayed inspections). Tizi has met the BOD president once. Need to win this — would be largest single-property addition since Lakes at Killearn (148 units).

Action: Patty drafts response; Tizi cleans; I do the cover letter. Submit by May 28 (2 days early). Reference offers: Linda Park (Plaza Tower · 16-yr) + K. Owens (Centerville · 8-yr).

If we close Highland Park + Lakeside Manor in 2026, we'll be at 22 properties — at our cap of 5 portfolio managers' bandwidth. Quietly start scouting candidates now (referrals, FL CAI events) so we can move fast in Q1 '27.

Kyle moved from 71% Q2 ack rate to 78% in 4 weeks. Encouraging trend. Tizi shadowing his Magnolia BOD May 14 — that's the reading I need before the mid-check meeting.

What I'm watching: can he hit 90% by Jul 15 plan-end? If yes, plan closes successfully and he stays. If no, hard conversation in late July about scope reduction or transition.
