Per-property lease registry. CAM doesn't manage rentals, but covenants require lease length minimums (e.g. Plaza Tower: no < 30-day rentals). System cross-references owners-of-record vs occupants and flags compliance issues.
Plaza Tower, Tallahassee Center, and most CMG associations prohibit rentals under 30 days. AirBnB / VRBO listings are auto-flagged. Per Ops Manual: "Management regularly checks AirBnB, VRBO and other online rental sites and will fine those individuals breaking the covenant."
Per Welcome Packet (Plaza Tower): "Please also submit a copy of the lease to management for our files." System tracks who has and hasn't submitted.
Front desk needs renter's name, phone, vehicle, and emergency contact — not the absentee owner's. System ensures the welcome packet flows to the renter at move-in.
If pet registry shows a pet at a unit that's been leased, system auto-flags. Already caught one violation at Plaza Tower #411.

Worker scans AirBnB, VRBO, FurnishedFinder, Booking.com weekly for listings at known CMG-managed addresses. Match → auto-flagged for manager review (e.g. #312 above).
System emails the owner-of-record at 90, 60, and 30 days before lease expiry — request renewed lease or notice of vacancy. Renter also pinged if listed on prior lease.
When a new tenant lease is uploaded, the welcome-packet workflow auto-fires for the new occupant. Same 22-section onboarding as new owners (with tenant-specific routing).
If a pet is registered at an address that's currently leased, the system flags per Plaza Tower §17.4 (renters can't have pets). Auto-routes to violation workflow.
System ensures the AppFolio ledger always shows owner-of-record as the assessment payer, even when occupant is a tenant. No tenant-paid scenarios.
Owner receives email reminder at day 30 / 60 / 90 if lease is on the radar (front desk reported a tenant) but no lease was submitted. After day 90, possible fine workflow.
